ABOUT
One person does every scan
Vernier is Ben Azoulay, working out of Williamsburg, Brooklyn. I do the site visit, the registration, the drafting, and the delivery myself, for architects, designers, and remodelers in New York, New Jersey, Connecticut, Pennsylvania, and Florida.
What I do
I measure existing buildings with a time of flight LiDAR scanner paired with a 360 camera, one scan position in every room, closets and mechanical rooms included. From that one visit come a measurable 3D walkthrough, floor plans drafted to ANSI Z765-2021, a DWG export, a room and opening report, 360 imagery, and the registered point cloud. Drafted CAD, exterior elevations, reflected ceiling plans, and a 3D model in Revit or DWG are add ons, each at a published rate per square foot.
The whole business is built on three things being public: what it costs, how accurate it is, and what it cannot do. Most firms in this trade publish none of them.
What I will not claim
A scan is not a land survey. Property lines, setbacks, and elevation certificates are a licensed surveyor's work, and in New York City the Department of Buildings uses the phrase existing conditions survey for that surveyor's document, not for mine. Here is where each line falls.
A scan records surfaces the laser can reach. It does not see inside walls, above hard ceilings, or under slabs, and it does not record what a wall is made of. My drawings are the measured base an architect draws over; they are not sealed, and the design intent is yours.
The published tolerances are 10mm typically, camera to wall, 0.5% on floor plan distance, and 1% on square footage. You can check them yourself: measure a few long clear spans with a laser distance meter and compare them to the walkthrough's ruler.
The work so far
- Two story residential renovation, Red Bank (3,828 square feet) Red Bank, NJ · 3,828 sq ft
- Single story renovation, Middletown Township Middletown Township, NJ · 1,489 sq ft
- Two story residential renovation, Red Bank Red Bank, NJ · 2,898 sq ft
Three houses in one week for one architect. On the largest, the first exterior pass missed the garage side, so I went back. It was not billed. Every project entry says what happened, including that.
