What existing conditions drawings cost in South Florida

A worked price for a typical South Florida house, every line from the published rate card, and the one thing that makes the number different from the Northeast. For architects and designers in Broward, Miami Dade, and Palm Beach.

The example above is a design set for a house of the calculator’s default size: the capture package, CAD floor plans, a plotted drawing set, and exterior elevations. Every figure comes from the published rate card, and the total is what the calculator returns for the same inputs. Change the square footage there and the number follows.

The one difference from the Northeast

Travel inside Broward, Miami Dade, and Palm Beach counties is in the day rate. In New Jersey, Connecticut, and Pennsylvania a travel line is added to the quote by distance; here there is none, so the design set total is the whole price. Martin County and the upper Keys sit at the outer edge and are quoted case by case.

What is in the number

The site visit pays for the day: travel inside the three counties, setup, and the time on site. It steps up once for large buildings, where the visit takes longer.

The capture is priced per square foot and is in every project. It produces the measurable 3D walkthrough, the ANSI Z765-2021 floor plans as PDF, the DWG export, the room and opening report, and 360 imagery at every scan position. If all you need is a measured plan and a walkthrough, this plus the site visit is the whole price. That is the basic package.

The registered point cloud is included at no charge.

The drafted deliverables are each priced per square foot and ordered one at a time: CAD floor plans at LOD 200 with AIA standard layers, the plotted set, exterior elevations, reflected ceiling plans, a roof plan, and a 3D model in Revit or DWG. What is in a set of existing conditions drawings describes each one.

What moves the number here

Block construction. Most of the housing stock is concrete block from the 1950s to the 1970s, altered since with enclosed carports, converted porches, and Florida rooms that were never drawn. Block walls are thick and their real dimensions are not what a plan assumes, which is exactly what a scan records and a tape misses. It does not change the price; it changes how much the drawings differ from the record set.

Condo and apartment interiors. A large share of the work is interior, where the building’s original drawings are decades old, held by the association, and not accurate to the unit. Interior only work can leave exterior elevations out of the design set, which removes that line.

Flood zone and older buildings. Raise and rebuild decisions need documented existing floor and ceiling elevations, which the scan records as part of the capture at no extra line. The elevation certificate itself is a licensed surveyor’s document, not part of this, and neither is a recertification inspection.

What does not change it

The quote is fixed before the visit and it is what gets invoiced, unless you add deliverables afterwards. Revisions are included, and a return visit caused by capture conditions is not billed.

How this compares

Most scanning firms in the region quote by project and publish nothing. The rate card here is published so you can price a building before you talk to anyone, and the number you see is the number you pay.
