What existing conditions drawings cost in New York City

A worked price for a typical brownstone sized project, every line from the published rate card, and what moves the number in the five boroughs. For architects and designers pricing a renovation in NYC.

Inside the five boroughs, travel is in the day rate. Elsewhere in New York, it adds $100 to $250 by distance, set in the fixed quote. Price your own building.

The example above is a design set for a house or apartment of about the size of a typical brownstone floor pair: the capture package, CAD floor plans, a plotted drawing set, and exterior elevations. Every figure comes from the published rate card, and the total is what the calculator returns for the same inputs. Change the square footage there and the number follows. What a set of existing conditions drawings is, beyond the price, is covered in the guide.

What is in the number

The site visit pays for the day. Inside the five boroughs that includes travel, because Vernier is based in Williamsburg and most of the city is under an hour door to door. It steps up once for large buildings, where the visit takes longer.

The capture is priced per square foot and is in every project. It produces the measurable 3D walkthrough, the ANSI Z765-2021 floor plans as PDF, the DWG export, the room and opening report, and 360 imagery at every scan position. If all you need is a measured plan and a walkthrough, this plus the site visit is the whole price. That is the basic package.

The registered point cloud is included at no charge.

The drafted deliverables are each priced per square foot and ordered one at a time: CAD floor plans at LOD 200 with AIA standard layers, the plotted set, exterior elevations, reflected ceiling plans, a roof plan, and a 3D model in Revit or DWG. An office that drafts its own base from the DWG export can skip all of them.

What moves the number in New York City

Floors, not just square footage. A whole building scan of a three or four story rowhouse takes longer than an apartment of the same total area, because every floor is a separate set of scan positions and a separate stair. Those are quoted by floor count.

Exterior elevations. A large share of renovations here fall inside historic districts, and exterior work in one needs a measured drawing of the existing facade for the Landmarks Preservation Commission. That is the exterior elevation line in the example. Interior only work, which is most apartment combinations and fit outs, can leave it out.

Occupied space. Scans are scheduled around tenant or homeowner availability. Two to three hours of quiet access is enough for most apartments, and it does not change the price.

Outside the five boroughs. Westchester and Long Island are quoted with a travel line by distance, inside the published band on the pricing page.

What is not in the number

An existing conditions survey in the Department of Buildings sense is prepared by a New York State licensed land surveyor and deals with the lot: property lines, setbacks, and elevation relative to a datum. These drawings deal with the building. If your filing needs the surveyor’s document, that is a separate engagement with a separate price, and this explains which one your project needs.

What does not change it

The quote is fixed before the visit and it is what gets invoiced, unless you add deliverables afterwards. Revisions are included, and a return visit caused by capture conditions is not billed.

How this compares

Most scanning firms serving the city quote by project and publish nothing, so a comparison takes three phone calls and a week. The rate card here is published so you can price a building before you talk to anyone, and the number you see is the number you pay.
