Why this market scans well

The residential work here is mostly whole house renovations and additions on houses built between 1920 and 1980, often extended once or twice since. Architects are working from tax record square footage, old permit drawings, or nothing. The design phase stalls until someone measures the house.

A scan replaces that day. A 2,500 to 4,000 square foot two story house is captured in three to four hours, and the architect has floor plans, a measurable walkthrough, and the room and opening report within the week.

Batching

Because the drive is real, batching is the efficient way to work here. Two or three properties in the same town scanned on the same day share the travel cost, and the deliverables land together. If you have more than one project in the pipeline, say so when you request a quote.

Shore houses

Flood zone work adds a specific need: documented existing floor and ceiling elevations. The scan captures floor to floor heights and ceiling heights throughout the house, which supports raise or rebuild decisions and the elevation certificate conversation with the surveyor. Vernier does not do land or boundary surveying. It documents the building.

Elevations

Additions and second story work usually need measured exterior elevations. Ask for them at booking so the exterior scan positions are planned in. Heavy tree cover can block a clean exterior capture, which is one of the few situations where a short return visit is needed. When that happens, it is included.
