A point cloud is not a Revit model

The most common misunderstanding about scanning an existing building, and what actually has to happen between the scan and a model you can design in.

The pitch you hear about reality capture is that you scan a building and get a model. That is not what happens, and the gap between those two things is where most of the disappointment in this category lives.

What a scan produces

A scan produces a point cloud: millions of measured points, each one a location in space where a laser hit a surface. It is a survey, not a drawing. There are no walls in it, because a wall is an idea a person imposes on a dense stripe of points. The cloud does not know what a door is.

That is not a shortcoming. It is the entire reason the cloud is trustworthy. Nothing in it has been interpreted, so nothing in it can be interpreted wrong.

What a Revit model requires

A usable Revit model needs elements: walls with types, doors with families, levels, rooms. Each of those carries data that no scanner can observe, such as what the wall is made of, what phase it belongs to, and whether the assembly is rated.

No production tool converts a point cloud into that automatically. Tools exist that generate mesh geometry from a cloud, and they are useful for visualization, but a mesh is not a model. Classification and family assignment stay human work.

Where the middle layer sits

Between those two things there is a third deliverable that most people do not know to ask for: the drafted geometry model.

Someone looks at the cloud, decides where the walls are, and builds them as real geometry at measured thickness and height, with openings cut at their measured sizes and levels set from the actual floor to floor dimensions. The result opens in Revit as walls and levels rather than as a fog of points.

It is not a finished BIM model. It carries no type data, no materials, no phases. What it does is eliminate the tracing.

Which one you should order

Order the point cloud if your team models in house and wants the raw survey to work from, or if you need something to verify a drawing against.

Order the drafted 3D model if you want to skip straight to designing, and you accept that assigning families and materials is still yours to do.

Order both if you want the model to work in and the source to check it against, which is what most firms end up doing after the first project.

The honest framing is narrow and worth stating plainly: scanning removes the measuring and the tracing. It does not remove the modeling.
